From £69.00

A gas safety check examines the gas installation and appliances within the agreed scope. Share your appliance details and property use to discuss the checks and documentation you need.

YOUR SERVICE, EXPLAINED

What is Gas Safety Certificate?

A Gas Safety Record, often called a CP12, records the findings of gas safety checks on the appliances and flues included in the visit. It gives landlords a record of what was checked, by whom and what action was identified. A safety check and a routine appliance service are different tasks; one should not be assumed to include the other.

What does the service cover?

The engineer checks the relevant appliances and safety features, including ventilation and flue arrangements where applicable. The record identifies the appliances inspected and any defects. An unsafe finding can require immediate action, and the engineer will explain what is needed. The visit is not a guarantee that equipment will remain fault-free throughout the following year.

Appliances: Confirm each item in scope; Ventilation: Check air provision; Flues: Assess safe discharge; Record: Findings and next actions

Who is this service for?

Landlords are responsible for arranging annual checks on the gas appliances and flues they provide for tenants, using an appropriately registered Gas Safe engineer. Managing agents can coordinate access and records on a landlord’s behalf. Tell us about shared systems, communal appliances or equipment supplied by a tenant so the scope can be clarified.

How to prepare

List the number of gas meters and appliances, including boilers, gas cookers and fires. Make the meter, appliances and inspection points accessible. Provide the previous safety record if available and tell us about known faults. Arrange a responsible access contact and ensure the engineer can safely reach the areas included in the appointment.

Your results and next steps

Keep the issued record alongside maintenance and repair information. Landlords must normally give existing tenants a copy within 28 days and new tenants a copy before they move in, and retain records for two years. If follow-up work is required, keep that evidence too. We can help clarify the booked scope before the appointment.

HELPFUL ANSWERS

Frequently asked questions

Does this include a boiler service?

No, a gas safety check is not automatically a boiler service. Mention servicing requirements separately so the engineer’s time and price can be agreed.

What happens if an appliance is unsafe?

Follow the engineer’s advice and do not use an appliance that has been identified as unsafe. Necessary repairs are separate from the inspection.

Can several appliances be checked together?

Yes. Include every relevant appliance and meter in the booking so the visit covers the correct equipment.

What is the starting price?

The starting price is £69 for one gas meter and up to three appliances. Two meters are £99; extra appliances above three are £20 each. More than two meters requires a quote.
