Domestic EPC

From £65.00

An Energy Performance Certificate describes a home’s energy performance and includes recommendations for improvement. Start with your property details to plan the assessment.

YOUR SERVICE, EXPLAINED

What is Domestic EPC?

An Energy Performance Certificate describes the energy efficiency of a home using standardised assumptions about its construction and services. It helps buyers, tenants and owners compare properties and understand possible improvements. It is an assessment of the building, rather than a measurement of the current occupier’s energy bill. The certificate includes a current rating, a potential rating and improvement recommendations.

Understanding your EPC rating

The assessor records the property’s dimensions, construction, insulation, windows, heating, hot water, controls and lighting. Domestic ratings run from A to G: A is the most efficient. The score bands are A 92+, B 81–91, C 69–80, D 55–68, E 39–54, F 21–38 and G 1–20. Recommendations depend on the evidence and the assessment methodology.

Who is this service for?

Homeowners selling, landlords letting and agents marketing a home generally need a valid EPC, subject to applicable exemptions. New homes also require an energy assessment, normally through a different assessment route. Before arranging a replacement, check whether your property already has a valid certificate and whether later work means an updated assessment would be useful.

How to prepare

Arrange access to all rooms, heating equipment, the hot-water cylinder and any safely accessible loft. Keep insulation records, installation certificates and evidence of recent upgrades available. Tell us about extensions or converted spaces. You do not need to redecorate; clear access and reliable information are more useful than cosmetic changes.

Your results and next steps

You receive an EPC with its rating and recommendations after the assessment and lodgement process. EPCs are generally valid for ten years. The potential rating is an indication based on recommended measures, not a promise that any individual improvement will achieve a particular score. We can discuss an improvement plan if you need to understand your next steps.

HELPFUL ANSWERS

Frequently asked questions

Does a higher rating mean lower bills?

A higher rating indicates better modelled energy efficiency. Your actual bills also depend on occupancy, thermostat settings, weather, tariffs and how you use the building.

Is an EPC a building survey?

No. It does not replace a structural survey, electrical inspection or gas safety check. Each assessment answers a different question about the property.

What does the potential rating mean?

It estimates performance after the certificate’s recommended improvements. Consider suitability, ventilation and installation advice before commissioning work.

How much does a domestic EPC cost?

Our starting price is £65 for 1–3 bedrooms, £75 for 4–5 and £95 for 6–7. Larger properties require a quote. The booking form shows the applicable price.
