EICR

From £149.00

An Electrical Installation Condition Report records findings from an inspection and testing of a property’s fixed electrical installation. It helps explain the installation’s condition and any observations.

YOUR SERVICE, EXPLAINED

What is EICR?

An Electrical Installation Condition Report records the condition of a property’s fixed electrical installation at the time of inspection and testing. It covers the agreed installation rather than just checking that lights and sockets work. The purpose is to identify deterioration, defects and safety concerns and to explain whether the installation is satisfactory for continued use.

What does the service cover?

The electrician examines accessible parts of the installation and carries out appropriate tests within the agreed scope. Observations use codes: C1 means danger present; C2 means potentially dangerous; FI means further investigation without delay; C3 means improvement recommended. C1, C2 or FI observations lead to an unsatisfactory outcome. A C3 alone does not.

Who is this service for?

Landlords, homeowners, managing agents and commercial occupiers use EICRs to understand electrical condition. In England, rented-property electrical safety duties include inspection at least every five years, or sooner where the report requires it. The applicable responsibilities depend on the tenancy and premises. A purchase, alteration or known defect may also prompt an inspection.

How to prepare

Provide the number of fuse boards, known circuit count and any previous electrical reports. Arrange access to consumer units, sockets and relevant rooms. Testing can require temporary power interruptions, so tell us about alarms, medical equipment, servers or other sensitive systems beforehand. Do not remove covers or attempt to expose live wiring yourself.

Your results and next steps

The report sets out observations, limitations, test results and the recommended next inspection date. If remedial work is needed, the findings help define that work. The inspection price does not automatically include repairs. Keep the original report and evidence of subsequent corrections together so there is a clear record of what was addressed.

HELPFUL ANSWERS

Frequently asked questions

Does an unsatisfactory result mean a full rewire?

Not necessarily. The observations determine what investigation or remedial work is needed. The electrician should explain the specific defects before you decide on repairs.

Is appliance testing included?

An EICR concerns the fixed installation. PAT testing is a separate service for relevant appliances and equipment.

Can tenants remain in the property?

Usually access can be coordinated while the property is occupied. Occupants need notice of the visit and any planned interruption to electricity.

How is the price calculated?

The starting price is £149 for one fuse board with up to ten circuits. Two boards are £199, with £10 per additional circuit above ten as shown in the booking form.
